We generally seek Apartments 12 units plus in the $1M to $10M price range. Due to current market conditions, the continuing trend of tightening capital financing and credit standards we are especially interested in properties that offer generous seller financing and Joint Venture opportunities.

We specialize in working with people who own High End Residential Properties who want or need to sell, and prefer to avoid waiting for months or even years to list, market, sell and close on their home. We are interested in all types of income property, and prefer properties with value-added and significant upside potential. We have the experience and expertise necessary to acquire underperforming real estate and invest the resources to bring the property to its fullest potential. We seek properties anywhere from downtown to the edge of progress and most markets currently qualify.

Senior Living Facilities
We prefer properties in either excellent condition or in need of light construction with some vacancies and/or below market rents that can be stabilized at market occupancy and rents with improved management and/or marketing. We understand the process with operating Senior Living Facilities and are interested in all sizes, conditions and locations.

Assisted Living Facilities
We are interested in all types of Assisted Living Facilities both income producing and completely vacant properties. We prefer Assisted Living Facilities with current and active licenses in place and properties with value-added and significant upside potential. We seek underperforming Assisted Living Facilities and invest the resources to bring the property to its fullest potential.

Mobile Home Parks
We prefer Mobile Home Parks in all types of condition in all locations. We also can lease your entire park if it is producing income, relieving you of all the management and multi-tenant responsibilities. We prefer parks in excellent condition with large vacancies or below market rents that can be stabilized at market occupancy with our resources we get the rents up with improved management and/or marketing strategies. This is a win- win situation for owners of parks who want to quickly transition from an active management position with oversight of many tenants, to a complete passive ownership position with no management and just one "master lease" tenant.

Raw Land In Progress
We can quickly help owners of prime commercial land locate and structure joint venture partnerships with the best, most qualified project management teams and developers. The benefit of a joint venture is the owners typically will net more than a direct sale, and developers typically do not require acquisition capital which is a burden in today's current financial position. We do not charge any fees for this type of structure. Versus us facilitating a purchase and sale for the property, we facilitate joint ventures between property owners and developers direct.
